That doesn't mean every house is a bargain. It means we need to approach today's market differently.

Tampa Bay Buyers Have More Choices

One of the biggest changes has been inventory. During the most competitive periods of the pandemic-era market, buyers regularly dealt with multiple offers, waived contingencies and homes selling almost immediately.

Today's market is more balanced. Greater inventory can mean:

  • More properties to compare
  • Fewer rushed decisions
  • More negotiating opportunities
  • Greater leverage on properties that have been sitting
  • More opportunity to request repairs or seller concessions

The advantage won't apply to every property. A well-priced home in a highly desirable neighborhood can still receive significant interest. Real estate is local — even within Tampa Bay.

What Are Tampa Bay Home Prices Doing?

Depending on exactly how the market is measured, Tampa Bay home-price statistics vary by property type and geography. Recent data for the broader Tampa-St. Petersburg-Clearwater metropolitan area has placed median listing prices around the $400,000 range.

But don't make a buying decision based on a metro-wide median. A three-bedroom house in Tampa, a waterfront home in St. Petersburg, a condominium in Clearwater and a property in Pasco County are completely different markets.

What matters is: What are comparable properties selling for in the area where you actually want to live? That's where your Realtor's local market analysis becomes important.

Seller Concessions Matter More Than Most Buyers Realize

A seller doesn't always need to reduce the price to give you a better deal. Depending on the loan program and transaction, seller concessions can potentially help pay allowable closing costs. They can also sometimes be used toward an interest-rate buydown.

That creates an interesting negotiation strategy. Suppose a seller is willing to give up $10,000. Is the buyer better off with:

  • A $10,000 price reduction, or
  • $10,000 toward closing costs or a rate buydown?

The answer depends on the financing. A price reduction may reduce the monthly payment less than buyers expect. Using those same dollars strategically toward financing can sometimes have a much larger short-term impact. Don't Ignore Insurance

Florida homebuyers need to evaluate more than purchase price. Homeowners insurance has become a major part of housing affordability. The age and condition of:

  • Roof
  • Electrical system
  • Plumbing and HVAC
  • Windows
  • Property location and flood exposure

can materially affect insurance availability and cost. A property with a slightly lower purchase price isn't necessarily cheaper to own if the insurance cost is substantially higher. If you're comparing two homes, compare the total estimated payment, not simply the asking price.

Condominiums Require Extra Homework

Tampa Bay has a large condominium market, particularly in Pinellas County and coastal areas. Condo financing can require analysis of the project as well as the borrower. Items involving:

  • Reserves and insurance
  • Structural issues
  • Special assessments
  • Litigation
  • Owner occupancy and project eligibility

can affect financing. If you're considering a condo, it's worth discussing the property early rather than assuming every condominium qualifies for every loan program.

Don't Wait for the "Perfect" Market

A lot of prospective buyers are waiting for some combination of lower interest rates, lower home prices, more inventory, lower insurance and less economic uncertainty. The problem is that markets don't typically deliver every advantage simultaneously.

Lower rates, for example, could bring more buyers back into the market and increase competition. Today's environment may give some buyers negotiating leverage they would lose in a more competitive market.

Have Your Financing Ready Before You Find the House

The best time to solve a mortgage problem is before you're under contract. A thorough pre-approval lets us determine:
